Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Toronto sells mostly through Airbnb, Booking.com and Vrbo. Toronto short-term rental revenue management is shaped by the 28-night line. For principal-residence hosts, we concentrate whole-home nights on the dates that pay most: TIFF, Pride, Caribbean Carnival weekend and big concert runs, so the annual cap is not used on cheap February nights. For investor units that cannot legally host short stays, we build 28-plus-night rate cards aimed at corporate assignments, insurance housing and relocations.
Booking.com and Expedia drive much of the hotel volume, especially from US visitors, while Airbnb leads for legal home stays and longer furnished stays. Vrbo is more useful for family homes in the east end. We keep parity, show registration numbers on every channel and use Airbnb monthly pricing for mid-term demand.
